Budimex has completed work on the revitalisation of the historic buildings of the former Monopol Wódczany. The opening complex is an important place on the cultural and business map of Łódź, but also another such large project in Budimex’s portfolio of cubature projects. The facility has been nominated for the MIPIM Awards 2020! The investor is Virako sp. z o. about. Grupa 5 Architekci was responsible for the project.
Construction works began in February 2018. In spring this year, when the facility will be made available to tenants, various service outlets, such as restaurants and cafes, will be built in addition to offices. In the newly opened complex, visitors will also find an intimate square, green terraces on the roof, as well as an art gallery, a theater, a toddler’s club and a kindergarten. An important element of Monopolis will also be a museum devoted to the history of Monopol Wódczany. “When creating Monopolis, we used our many years of experience gained during the implementation of many large and innovative investments in the field of cubature construction, both of a business and cultural nature. The main assumption that guided us during the work was to create an open and friendly, but also multifunctional space intended not only for entrepreneurs, but also fulfilling social and entertainment functions – says Dariusz Blocher, President of the Management Board, CEO of Budimex SA.
Where tradition meets modernity
Monopolis is a complex of buildings located at the intersection of the main arteries of the city – al. Piłsudskiego and ul. Kopcińskiego, near the Łódź Fabryczna railway station. The basic assumption of the project was to restore the cohesion of the entire post-industrial area of the Polmos Spirits Plant. Preparing the facilities to perform new functions was as important as preserving their original appearance. The construction works entrusted to Budimex were carried out in two stages. In the first one, the buildings of the former Vodka Monopoly were restored and adapted to new functions. In the second stage, the buildings gained underground garages, and the structure of the A3 building was also rebuilt.
Investment in numbers
Monopolis will ultimately comprise 23,400 sqm of class A offices, located in the main building of the former vodka bottling plant (7,000 sqm) and two new buildings (8,050 and 8,350 sqm). At the moment, the total usable area of buildings B2, B3B4, B5B6 as well as the gallery and museum is 14,500 m², of which office space is 6,000 m². The facility will be BREEAM certified, at a very good and excellent level, which means that all technological and construction solutions used in Monopolis are aimed at creating a comfortable and friendly working environment, optimizing operating costs and reducing negative environmental impacts.

Monopolis has been nominated for the MIPIM Awards 2020 in the multifunctional category This is the most prestigious global competition in the real estate industry in the world. Monopolis was among the top four investments in the world, along with Singapore, Montreal and Bangkok.
